2021 Site Tour - Atlantis Apartments
The first phase of the Atlantis Apartments opened in August, 2020. The development is sponsored by Atlantis Community Foundation and contains 60-one and two bedroom affordable apartments. Fifteen of these are set aside for persons with disabilities, supported by project based housing vouchers through the U.S. Department of Housing and Urban Development and the Colorado Division of Housing. Seven of the 15 incorporate enhanced accessibility features for tenants with significant physical disabilities. Office space for Atlantis Community, Inc., the organization’s disability advocacy and services arm occupies a portion of the first floor. The entire property was conceived, designed, and built with a focus on accessibility and inclusion for the building’s entire community. Community spaces include outside patios, with grilling and gardening uses. Inside, tenants can enjoy a lounge area with a large screen TV, fireplace, computer room- including a computer with accessible features- and an exercise room. The Apartments are a transit-oriented development with easy bus access and access to the nearby Alameda light rail station. It is situated just north of Alameda and west of Broadway, offering shopping and services opportunities including grocery and office supplies stores, multiple restaurants, banks and fast food outlets. Dailey Park and La Familia Recreation Center are just two blocks away. Financing included a construction loan with Wells Fargo and permanent financing in a shared risk with Colorado Housing Finance Authority and the U.S. Department of Housing and Urban Development. In conjunction with 9% low income housing tax credits and solar tax credits, the investor, Wells Fargo Affordable Housing Community Development Corp. provided equity in the project. In partnership with the Denver Housing Authority the development received property tax exemption. Other soft sources included the City of Denver, State of Colorado Division of Housing, Federal Home Loan Bank and the sponsor’s contribution of the land. Phase II will begin construction soon. It will focus on providing stable housing and supportive services to those experiencing homelessness.
